Work Procedure

Free Consultation at initial meeting

Kirana Graha Mandiri is pleased to meet with clients for a free consultation on a construction project to discuss their needs, with no obligation. During this initial meeting we will present the current portfolio so the client can see the variety and quality of completed projects to date.

Second Meeting

During this meeting our professionals will discuss your design requirements and the specific needs of the project. Kirana Graha Mandiri personnel will hand sketch a rough conceptual drawing based on the client’s requests. Revisions will be made in the sketches until the client is satisfied and agrees on the design concept.

Third Meeting

After the client has approved the conceptual sketch, a detailed computer-generated 3D drawing is generated.. From this drawing a RAB (Rencana Anggaran Biaya) or general budget is estimated. The client will be presented with the budget.

The Client will receive:

• Floor Plan
• Sectionals
• Section view of the project
• Perspective
• Estimated Budget (RAB)

The client will receive a hard copy of the drawings. Detailed drawings are not included at this stage. There is a charge of Rp. 10,000.000 for alll drawings.

If the RAB is approved and accepted , the client will be asked to sign a contract before detail drawing for the project are generated.

Final Drawing Generated

If the client approves the RAB, and the 3D drawings, Kirana Graha Mandiri will proceed with the detailed drawings of the project. The cost of the detailed drawings depends on the size of the project:

Projects that are less than 500 square meters = Rp 75.000.- per meter
Projects that are more than 500 square meters = negotiatable

Note: If the client uses Kirana Graha Mandiri’s services to continue with the project, the cost of the detailed drawings will not be charged to the client. If, however, the client decides to use another company to complete the project, the cost of the detailed drawings will be calculated and charged to the client.

Types of the Work Procedures

1. “Borongan”: The total cost or budget and time frame is decided on by the client and Kirana Graha Mandiri. Material types are predetermined and a completion date is scheduled. Client is not involved in the daily purchasing of supplies. The contractor is then bound by the contract to complete the project on time within the agreed budget regardless of any unforeseen problems that arise. If the project is delayed, and is not finished within the work schedule, the client is entitled to claim the agreed penalty from the contractor.

2. Cost and Fee: The client pays for materials and agrees on a profit percentage for the contractor. The Contractor oversees the work site at least two times a week and is responsible for all the logistics of the projects. The Contractor arranges a cash bond system with all suppliers and gives the outstanding invoices to the client once a week or as stated in the contract. Client is responsible for the wages of all the workers on the work site.

3. Fixed Fee: Contractor agrees on a fixed fee for his services of the project. Materials are bought as needed and the client pays for all the materials as they are purchased. If the client changes specs and materials within the project, the fee for the contractor remains the same.

Once the client agrees on which type of payment plan they prefer, and the contract is signed, the construction is initiated.

Signing of Contract

After the signing of the contract, a work schedule will be created based on the contract. The client will be asked to choose a payment plan to pay for their construction project.

Permits

Kirana Graha Mandiri staff will assist the client to obtain the required building permits for construction sites including: Ijin Pendahuluan and Ijin Bangunan from the Wali Kota. However, the charges that occur in obtaining these permits are not included in the budget. Once the Ijin Pendahuluan is issued (which normally takes 2-3 weeks), the construction can begin.

We will also assist in the meeting and logistics required by the local RT, RW, local construction workmen and transportation workmen; those that are normally necessary to help a building project run smoothly.

Continuous Monitoring of the Construction Site

During every stage of the construction the building project is continuously monitored. The contractor will be pleased to meet with the client as frequently as requested by the client. The contractor will immediately notify the client if a problem arises so that a timely solution can be agreed on.

Payment to the Contractor

Payment to the contractor is based on the type of work procedures that the client chooses. Once the work procedures have been determined, payment and period of the payments to the contractor will be determined.

3-month Grace Period

We will be pleased to fix any problem that occurs up to three months after the completion of the construction project…no questions asked! If the project was done based on a borongan agreement, the client is entitled to hold 2.5% of total cost until the 3-month grace period is over. At this time, if there are no problems with the project, the retaining fee is then payable to the contractor.

Leakage Guarentee

Our professional staff will fix any leaks the occur from roofs, walls, or plumbing the is due to improper installation. We realize that water can be very damaging and can quickly lead to other severe problems. Damage done, due to water needs to be fixed as soon as the problem occurs.

Kirana Graha Mandiri offers a Lifetime Warranty for any breakage of windows that occur due to improper installation. Cracks that occasionally occur generating from the side of a pane are indications that the glass was not correctly installed or there was a flaw in the original glass prior to installation. Graha Kirana will replace any glass that is cracked regardless of the amount of time that has passed since the completion of the project.
